Whether you are requesting a valuation for the first time or have prior experience, preparing the right information in advance saves you time and ensures greater accuracy in the final result. Here are five things we recommend every client prepare before contacting us.
Is the valuation for financing purposes? A sale? Litigation? Financial statement preparation? The purpose determines the methodology the valuer will use and the type of report required, and the technical approach may differ depending on who will receive the report (a bank, a court, an investor).
The title deed or lease agreement, building permit if available, and engineering drawings if available. These documents help the valuer verify the actual boundaries and areas and speed up the site inspection process.
For real estate: construction date, any renovation work, and the existence of any liens or mortgages. For machinery and equipment: purchase date, maintenance records, and current operating condition. All these details directly affect the final value.
If the valuation is linked to a deadline (such as a financing approval or a court hearing), inform the company from the start so they can set a realistic schedule that ensures timely delivery without compromising the quality of the report.
Do not hesitate to ask the valuation company which international standard they will apply (IVS or RICS), and about the valuer's experience with that specific type of asset. Transparency from the start spares you any surprises later and gives you greater confidence in the result.
